2018 La Villa Riviera Carport Survey Results

The results of the 2018 La Villa Riviera Carport Survey are in and the Board of Directors has developed an action plan. Upon reviewing the survey data, the Board of Directors has determined that in the fall of 2018 the following steps will be undertaken:

  • Board members will consult with Naples City Hall regarding the "variance process".
  • The Board will obtain firm construction costs and site plans (drawings).
  • The Board will conduct meetings with our neighbors providing them the proposal with site plans and request their approval to a variance request.
  • The Board will report the outcome to the membership for their consideration.

Board Meeting

On June 5, 2018 - 1:00 PM via Telephone Conference Call

The new Service/Assistance Animal Rules (rev. 5/5/18)will be on the agenda for approval and inclusion into La Villa Riviera's Rules and Regulations.

Local owners may attend the meeting at the office of Gulf View Property Management located at 2335 Tamiami Trl N Ste 505 Naples, FL.

If you have any questions or comments please bring them to the attention of a Board Member prior to the meeting so due consideration may be given.

La Villa Riviera St. Patrick's Day Party

Calling all leprechauns! Get dressed up in green and join us at the community Lanai for a St. Patty's Day celebration and feast beginning around 5:30 pm. Hope to see you there!

Please bring your own drinks and an appetizer to share.

Anyone interested in helping with the arrangements can sign-up at the bulletin board.

Special Board Meeting

On March 16, 2018 - 10:00 AM at Community Lanai

The proposed budgetfor 2018-2019, which does not include an increase, will be on the
Agendafor approval. Also, on the agenda is a vote to aprove a special assessment for a new pool heater.

Updated - A proposal was made during the March 7th Annual Meeting recommending that we pay for most of the pool heater replacement with reserves and only special assess each owner $100.00. The proposal was put to a vote and all but one owner agreed with this method of payment.

Therefore, we do not need your proxy returned to the property manager as the proposed special assessment will only be $100 per unit. The meeting will still be on March 16th to approve assessment and the 2018-2019 budget.

Proposed Amendment to La Villa Riviera Bylaws

A proposed amendementto the bylaws will be discussed and voted upon at the upcoming Annual meeting. If passed, a new Subsection (C) would be inserted after the existing Subsection 9.2 (B):

(C)   When an owner is not in residence such owner may loan the apartment at no charge to the owner(s) of another apartment at La Villa Riviera, and/or such owner's spouse (the "Guest Owner(s)"). Guest privileges are not limited in duration or to a particular time of year but such privileges are personal to the Guest Owner(s). Guest Owner(s) are not permitted to have guests. This occupancy does not count as a lease. If a Guest Owner(s) wishes to have guests the occupancy will be governed by Subsection 9.2(B) above, not this Subsection 9.2(C). Approval for occupancy by a Guest Owner(s) under this Subsection 9.2(C) must be requested in writing by the owner of the apartment to be occupied stating the period of occupancy, the name(s) of the owner(s) and apartment number of the apartment to be occupied and the name(s) and apartment number of the Guest Owner(s). Such requests shall be directed to the President or the Secretary of the Board and may be transmitted in person, by mail or by email and must be approved at least 7 days prior to the arrival of the Guest Owner(s). Guest Owner(s) will not be admitted to any apartment without prior approval. Guest Owner(s) shall not be entitled to use of the owner(s)' covered parking or second car parking privileges.
